Questions to Ask Before Buying Your First Cabin

Longing to sleep under a canopy of pine trees? Or hear a rolling creek while you doze off? Outdoor enthusiasts agree that cabin life is magical. But finding one that doesn’t break the bank or require extensive manual labor, or both, is tricky business. Here are some questions to start asking before you consider buying your first cabin.

Like any real estate purchase, extensive research is wise. If you are just getting started, here is a list of questions to start asking. 

What kind of cabin do you want?

Cabin structures come in all varieties — some traditional, some modern. Knowing whether you want a trendy A-frame, or a more traditional log style cabin will help you get started in searching for properties. Consider the types of amenities you want as well. Do you want a structure that’s like a home away from home, or more of a glamping type of experience?

What location do you want to have a cabin?

Want to be in the mountains, the low country or near a body of water? Know what you are dreaming of before you go down the hole of searching for properties. 

Does it have water and septic?

This is one of the most important questions to ask. Rustic cabins may not have water and septic systems, especially those that were built for seasonal use. Land that is remote may not have hookups to treated domestic water. Drilling a well is a common solution for a water source and so is putting a water tank on the property and hauling water in. 

Does it have power and heat?

Wood burning stoves are common heat sources in cabins that are older. Cabins built with more modern construction may have electricity and heat but may need service or repair especially if unoccupied for a long period of time. 

What kind of insurance can you get?

Obtaining insurance for a cabin is not as straightforward as homeowner’s insurance in the city. If the property is in a flood zone, or in a high fire danger area, it may be harder to get the right coverage. Discuss this with your insurance agent and if possible, talk with neighbors or property owners in the area about options.  

What permits would be needed to make improvements?

Making improvements to an existing property requires understanding covenants and deed restrictions. Following the rules for obtaining the right building permit in the city or county the property resides in is important to keep your property safe and saleable in the future.
